Royal Iolani Ewa #1402

Luxurious Renovated Condominium in Prestigious Royal Iolani

Full Property Details: Click Here

The Royal Iolani building is one of Bruce Stark’s ventures in Honolulu condominium development. Built next to Iolani School, this unique location overlooking the school and Ala Wai Golf course guarantees “forever” Diamond Head views.

As anybody with a Diamond Head view will tell you, the subtle changes in the seasons and the time of day make this crater especially unique and precious. Specifically from unit 1402, the seller fondly remembers that her favorite time to view Diamond Head was in the late afternoon when the sun casts a softer light on the slopes. She hopes that the new owner will enjoy this view that is special to her.

Royal Iolani offers a sense of community within the 39 story high-rise. The surrounding residentially-focused neighborhood treats residents to nice walking/running trails with lots of greenery and views of the canal and Waikiki.

The buildings’ management team is as old as the building in which many employees have been with the property for a very long time. They remember the residents by name, which makes for a more personal and intimate environment.

The building size is perfect in which there are just enough units to make the pro-rata share a manageable amount; and just 4 units per floor means the opportunity to get to know your neighbors better if one wanted to.

We’d like to paint a picture of this possible lifestyle for any potential buyers that may be interested in the unit but may be apprehensive about the age of the building. The maintenance fee may be higher than one expects but we’d like to emphasize that ALL utilities are included; unlike the newer buildings that would meter each unit for electricity AND air conditioning usage that could easily add up to an extra $600 in the summer months.

Finally, a convenient location like no other; we especially think that this is unique because although in the heart of Honolulu and mere minutes to the freeway onramps, Royal Iolani is tucked away on Kamoku Street and across the canal from Waikiki which proves a peaceful and tranquil setting unlike the new buildings in Kaka’ako or Waikiki which are located on busy streets and bustling commercial/industrial areas.

We hope that you find this building as special as we do; and come to see our unit 1402 in the Ewa tower.
