Royal Iolani Ewa #1402

Luxurious Renovated Condominium in Prestigious Royal Iolani

Full Property Details: Click Here

The Royal Iolani building is one of Bruce Stark’s ventures in Honolulu condominium development. Built next to Iolani School, this unique location overlooking the school and Ala Wai Golf course guarantees “forever” Diamond Head views.

As anybody with a Diamond Head view will tell you, the subtle changes in the seasons and the time of day make this crater especially unique and precious. Specifically from unit 1402, the seller fondly remembers that her favorite time to view Diamond Head was in the late afternoon when the sun casts a softer light on the slopes. She hopes that the new owner will enjoy this view that is special to her.

Royal Iolani offers a sense of community within the 39 story high-rise. The surrounding residentially-focused neighborhood treats residents to nice walking/running trails with lots of greenery and views of the canal and Waikiki.

The buildings’ management team is as old as the building in which many employees have been with the property for a very long time. They remember the residents by name, which makes for a more personal and intimate environment.

The building size is perfect in which there are just enough units to make the pro-rata share a manageable amount; and just 4 units per floor means the opportunity to get to know your neighbors better if one wanted to.

We’d like to paint a picture of this possible lifestyle for any potential buyers that may be interested in the unit but may be apprehensive about the age of the building. The maintenance fee may be higher than one expects but we’d like to emphasize that ALL utilities are included; unlike the newer buildings that would meter each unit for electricity AND air conditioning usage that could easily add up to an extra $600 in the summer months.

Finally, a convenient location like no other; we especially think that this is unique because although in the heart of Honolulu and mere minutes to the freeway onramps, Royal Iolani is tucked away on Kamoku Street and across the canal from Waikiki which proves a peaceful and tranquil setting unlike the new buildings in Kaka’ako or Waikiki which are located on busy streets and bustling commercial/industrial areas.

We hope that you find this building as special as we do; and come to see our unit 1402 in the Ewa tower.

Cool Finds

This weekend we had wonderful weather!  It gave me a peek at spring which I can't wait for.  Since the weather was good I went to a few estate sales and found these gems.

This vintage rocker has a music box that chimes Hush Little Baby when the child rocks in it!  A little paint and this will look adorable.
Solid wood stools will look great after a paint job and new fabric.
This is an old TV cabinet.  I've been looking for a new entertainment center for our home.  I found it in this little gem!  Paint, add some shelving inside,  fabric on the back.......You get my drift!

I'm starting on them today!  After pictures coming soon!

Do you ever have a decorating block?  Enjoy this clip from Portlandia!  I love it!  When you see the latest trends....put a button on it, put burlap on it,  put an owl on it,  are you getting the point?  Sometimes we need to let go of the trends and be inspired through our own creativeness!

P.S.  I lived in Portland for 30 years....so I relate to Portlandia.   Definitely craziness there!  What do you think?

Maximum Nice Home with Natural Stone

Natural stone as one of the park is a complementary element to add aesthetic value. Not only the park, inside any building you can apply pretty natural stone structure.

Natural stone is one element that can make your home look more natural. Choice of form and pattern vary, depending what impression you want to highlight. The choice of natural stones that include marble, granite, stone temples, limestone, and andesite stone.

Although some people consider natural stone only as a supplement, but who would have thought natural stone when applied to the dwelling, not only gained an impression of nature. Moreover, the composition of natural stone, arranged in such a way could be one of the media that serves as a FocalPoint in the house.

According to architect Briyan Talaosa, the impression that arise when applied to natural stone dwelling or building is homey and comfortable. Therefore, the characters tend to be strong natural stone and rough. Natural stone can be used as a medium to make a particular spot as the focal point.

Nevertheless, not necessarily when applying it to the shelter, that impression can be directly obtained. All depends on how you apply them.
In principle, Briyan mentioned, the preparation and use of natural stone in buildings other than as an accent in nature beautify, as well as alternative reinforcing the character of the building. To that end, the basic principles which normally must be considered in applying the natural stone is the pattern formulation.

There are two ways of developing documents. Having determined the field to be "patched" natural stone and determine the arrangement, you still have to consider how to put natural stone, both for wall and floor. "If you choose a particular stone, there is a way of assembly is prepared as set masonry commonly known as bundles of betel leaves, some are affixed such as installing ceramic wall," said Briyan.

Regarding the pattern of assembly, continued Briyan, can vary considerably, depending on the shape or size of natural stone itself. If a rectangular shape, it will vary with the cube-shaped pattern. Moreover, irregular shape, such as on flat limestone, but tend to be wide.

For indoor or outdoor applications, natural stone is not too specific distinction. What is clear, Briyan say, all natural stone can be used for indoor or outdoor. Only, that differentiate, if applied outside of natural stone, there is usually a special treatment on the coating's. In a sense, for finishing selected in nature than can withstand the inhospitable weather conditions, also is an antifungal coating (for a particular type).

Moreover, every thing in direct contact with nature if not anxious to arise unwanted effects, special treatment should be performed in order to extend the life of the material itself.

"In the natural stone we used to do coating or plating with a kind of liquid paint. There are shiny or glossy effect, there is a natural effect as it is, and in particular rock type is that given a black or dark-colored coating. All depends on the composition we want to create, "said Briyan.

While natural stone is in the house usually associated with the design theme. "So, composition and color of stone that we choose to apply on or residential design should go on being a harmonious and beautiful composition," he said.

For example, call Briyan, the minimalist theme using natural stones that tend to pattern size is not in the form of neat or disheveled, such as limestone. Can also use andesite stone in a minimalist theme with a method prepared betel or stones that tend palimanan we know as the ornament on the theme of Mediterranean occupancy.

Actually the use of natural stone material can we make our point and as an application on a specific design theme. Then, the surface of how good stone for exposed?

Briyan said, all the natural stones of various colors and characters materials, from the most refined to the rough surface, all worthy displayed or exposed.

"What is clear, in my opinion, if we are choosing natural stone as a medium of expression on occupancy, we should still appreciate it as a natural stone 'honest' without having to be painted with other colors," he said.

Take the example of marble or granite, limestone or stone temples or many other rocks that are common, you should let the character of the stone that becomes the color or texture on the walls of the rock fill or even a wall of building facades in the room.

Where I Create, Ideas for the DIY's

It's now been a month since we closed my storefront.  I finally have a place to create and homeschool my son.  This has been fun to create a bright and cheering space in room that I spend about 80% of my time.

I'm enjoying a slower work pace.  I've been designing a few rooms for a young couple .  I'm enjoying helping them with their living room and family room with a small craft room.  Creating for me is like water to a parched soul!  It fills me up!

It feels good to have my home office put together, but of course it's not finished.  I would like to change the paint color and.......Never mind!  I'm hoping that you can come up with your own DIY creative area!

Hope Chest turned in to Window Seat!  The shutter adds privacy and style.
Vintage stools add to this one of kind work desk. It's made out 2 doors and one huge shelf for the top and charred farmhouse trim.

Message center made out of old window trim, 2 rug samples, and magnet board from Ikea.  Painted to with chalkboard paint.  The shutter shelf is a favorite!
A home office that's me!  A place for my son to learn and create new memories.
I'm home.....
