Low-Key Luxury in Honolulu’s Black Point Community

This unpretentious Black Point residence has 200-degree ocean views, a sprawling, grassy lawn and access to the Black Point community's saltwater pool.

Honolulu’s Black Point neighborhood is synonymous with luxury, having long been the community of choice for many of Oahu’s oldest and wealthiest families (Doris Duke’s Shangri La is located here) and a number of celebrities (Martin Denny, Tom Selleck, to name a few). Within this exclusive enclave there’s a mix of flashy, new mansions and more traditional homes, a category in which this understated, old-Hawaii home belongs.

The same Kama'aina family has owned this Black Point home for the past 50 years. The parents, who have passed on, raised their five boys here. “I say to the boys, ‘how lucky you are to have grown up here,’” says listing agent Sachi Braden. The five sons—now grown men—have scattered to the far corners of the globe, and have, as a result, decided to sell.

The property was once two parcels owned by the Bishop Estates, which then divided and sold the land, resulting in the current 26,000-sq.-ft. plot. The residence has a sprawling, immaculately maintained lawn, as well as access to the beach and nearby saltwater pool, which is shared by Black Point residents.

10 Most Expensive Homes for Sale

1. Spelling Mansion (above)
Location: Los Angeles, CA
For Sale: $150 million

Vaulting to the top of the list is the Spelling Manor, home to Candy Spelling, the wife of the late mega-TV producer Aaron Spelling who cranked out hits such as “Charlie’s Angels,” “Dynasty,” “Starsky and Hutch,” “Beverly Hills 90210,” “Melrose Place,” “The Love Boat,” and “Fantasy Island,” to name just a few. The manor was listed last year for $150 million and it looks like Spelling has not budged on the price — it’s still $150 million. The Spellings purchased the property from the late entertainer Bing Crosby in 1984 and razed it, creating “The Manor,” which is 56,500 sq ft of living space, including 123 rooms (14 bedrooms and 27 bathrooms) on 4.7 acres in the Holmby Hills neighborhood of LA. Inside the grand entry is a double-grand staircase with a 30-foot ceiling that flows into the living room and formal dining room. Special touches include antique fireplaces imported from France, limestone and hardwood floors, billiards room, two-lane bowling alley, arcade room and service wing with staff quarters.

Sachi Hawaii Featured on Honolulu Magazine Real Estate Blog

From Honolulu Magazine's Real Estate Blog:

It’s Aloha Friday, which means it’s time to talk open houses. This time, I’m honing in on metro Oahu, specifically Nauru Tower on Ala Moana Blvd. Everyone knows that the realtor mantra is “location, location, location,” and Nauru certainly qualifies. “I think, traditionally, this building has been really liked by Asian offshore buyers because of the location,” says Sachi Braden, the principal broker at Sachi Hawaii Pacific Century Properties. “You can walk across the street to the park and beach, and then there’s the convenient shopping at Ward and Ala Moana Centers, and you’re also within walking distance of lots of restaurants. And the drive to the airport is 15 to 30 minutes. It’s very, very convenient.”

Vintage Door Love

Tattered Butterfly Design loves to re-purpose doors and shutters.  There are many possibilities with these beauties.

1.  This vintage door had lots of potential.  I loved the layers of crackled paint.  The door has a think coat of polyurethane for protection and that there will be no flaking paint.  I made in to a hall tree with a storage bench.  The storage bench was made out of reclaimed shutter.  The fabric on the bench is a reclaimed curtain that adds a pop of modern.  I used cast iron hooks that continue that vintage touch.  This is a great represntation of what vintage modern is all about at Tattered Butterfly Design.

2.  Vintage Dutch door.  The raw wood and painted green panels don't do much for me.  This is the back side of the door.  I painted it with a soft white. Lightly distressed the dutch door. The cast iron brackets are humming birds which adds to the charm of the wood garland at the top of  door.   Added back the hardware it came with. Then I  used reclaimed cedar planks and painted them white for the shelving.  This would be great in a nursery, bathroom, or a kitchen.  A great way to add storage with vintage charm.

3.  Barn red shutter chalkboard and magazine rack.  Yep, this was an old shutter and I added red and chalkboard paint.  It has a vintage bathroom facet knob and old trim from a farm house to hold the chalk.  This was purchased by a darling lady and she is going to use in newly redone kitchen.

4.  Yep, that's right this is vintage solid wood bi fold closet door.  This project was a snap!  I started sanding it to prepare for paint and realized this had red paint underneath!  Yippee,  that meant I didn't have to paint it.  My hubby took over and did the rest with adding shelves etc..... This would be great in a kitchen with cookbooks and vintage housewares on it.  I think it would be nice in child's room for added extra storage.

5.  Shutter corner shelf.  Ohhh, laa, laa, I love these corner shelves!  Very easy to do.  I used reclaimed wood for the shelves.  Yes, I love lime green it gives furniture a fresh modern look.  We also added new wood trim for an extra charm.  You really have a lot of space to show off your

6.  Cherry wood french doors that ended up at the dump.  That's right the dump!  I found them in a store that has reclaimed items.  I bought the last 11 doors and had great visions of what I could do!  I thought these would be great to add fabric, batting and paint to make a queen sized head board.  You could add chicken wire, chalkboards, or metal.  I decided that I would add metal to the empty panels.  I added paint and metal and abracadabra instant photo and message boards.  I have sold 6 with 5 left!

You don't have to throw away items that are left after a remodel of room or a home.  There is nothing like having a home that doesn't look like its a big box store.  I like to call it "living authentically".  Your home should reflect your personality and thank goodness we are each unique and wonderfully made!

Etsy shop of the week.

This would have to be one of my all time favourite Etsy shop. The artist creates the most whimsical original oil paintings that I just cant help but smile when I look at one. Now when I get that Paypal account organised, Mr B is going to commission one for me for Christmas...he doesn't know he is going to do this but he will!

On my Christmas list is a Nest painting just like one in the picture. The 3 eggs will of course represent my 3 children...how cute is this painting.

Next on my Christmas list is a swing 'leap' painting that depicts an age that all my boys have been. As long as the little boy in the picture has strawberry blond hair thats fine as my boys look the same anyway LOL
There is something about this particular painting that lifts my spirits and reminds me of a happy childhood...carefree, full of hope and joy.

How do you have a cow in your house? Easy...look at the episode of Grand Designs.

Grand Designs

I know you cant see the cow due to her head being in the way... but believe me its a cow. when I saw the episode with the cow picture, my heart did a back flip. Anything is possible in decorating!

RozArt

I just love this bee painting...

Look at the colours when grouped with other pictures. I love this painting so much but maybe my one will be of a little boy holding balloons.

Another Leap painting. How could you ever not smile every time you walk past a painting like this in your home.

Three little children. Should I do a picture like this with my three boys?
Hope you enjoyed looking at one of my favourite Etsy sellers...more to come.

Kuwait National Assembly Building | Arabian Gulf Street

The National Assembly of Kuwait, known as the Majlis Al-Umma ("House of the Nation") (Arabic: مجلس الأمة‎), is the legislature of Kuwait. The current speaker of the Assembly is Jassem Al-Kharafi. The Emir unconstitutionally dissolved the National Assembly in 1986 and restored it after the Gulf War in 1992. The Emir has also constitutionally dissolved the Assembly several times—meaning that he dissolved it but allowed for elections immediately afterward.

since, Jørn Utzon 1972-1982,Although completed only in the early 1980s, the Kuwait National Assembly project started with a competition back in 1969 – when Utzon's Sydney Opera House was nearing completion (though no longer with Utzon's involvement).

The rising front of the building faces out across the Arabian Gulf, providing a strong skyline in a site that Utzon had observed as “haze and white light and an untidy town behind.”

The fabric-like suspended curves of the concrete roof at the Kuwait National Assembly provide some of the same dramatic use of the material's strength as at Sydney – also as in Utzon's intervening Bagsværd Church in Denmark, as well as Saarinen's earlier airport terminal roof at Dulles. see the exotic building Kuwait National Assembly Building | Arabian Gulf Street

Digital Beijing at Beijing Olympic Park | Studio Pei Zhu

This is Digital beijing Building at olympic park,The building, located on the northern end of the cities central axis, servea as the control and data center for the 2008 Olympic Games. At other times it will accommodate a virtual museum and an exhibition center for manufacturers of digital products.
The concept for Digital Beijing was developed through reconsideration and reflection on the role of contemporary architecture in the information era. Unlike its neighbors, PTW’s Water Cube and Herzog & de Meuron’s Bird’s Nest, Digital Beijing looks to use simple building construction and materials. A dark stone, quarried in the northern part of China, covers most of the exterior, with a glass curtain wall covering the east façade. In contrast, the interior is covered with a composite fiberglass material develop by the architect.
In the future, it is expected that the building will be constantly under renovation as it evolves to keep pace with technology. The project has been widely regarded as one of the great, yet unknown, structures on the Olympic campus, but also has its critics:"Next door is Digital Beijing, an ominous-sounding "data and control centre" by the Chinese architect Pei Zhu. It is shaped, cheesily, like a mainframe computer from the 1960s, cut with linear glass strips evoking a circuit board. Four gloomy stone slabs, divided by glass atria, do an excellent Orwellian Ministry of Truth impression. It's slightly less spirit-crushing inside." - Tom Dyckhoff of Times Online

Blur Hotel | Hotel Kapok | Studio Pei Zhu Design

This is Blur Hotel | Hotel Kapok | Studio Pei Zhu Design.Considered to be one of the first boutique hotels in Beijing, the Blur Hotel looks at its historic context to create a stylishly modern hotel. Blur Hotel is a refurbishment of a former governmental office beside the western gate of the Forbidden City.

The interior layout of the hotel is based on the vernacular building typology of the sihueyuan, or courtyard house. By carving into concrete slab floors of the existing building, an arrangement of alternating vertical courtyards is created, replicating the spatial arrangement of the surrounding hutongs. The exterior is wrapped in a continuous and semi-transparent façade of panelized, extruded fiberglass. At night, the building is transformed by light to resemble a Chinese lantern.

Combining the exterior screen and internal courtyard, the building appears as a single, yet permeable object. The project has received high acclaim from critics, and has become a major stop for designers visiting Beijing.

Hawaii Real Estate - August Market Recap

Hawaii Real Estate Market Rebounding?

Real Estate Gurus, Investors, Home Owners, Local and International Home Buyers are all asking the same question – Is the Hawaii Real Estate Market on the Rebound? Following the newly released August real estate statistics from Honolulu Board of REALTORS®, many local agents are beginning to subscribe to this wisdom.

Using the data supplied by Honolulu Board of REALTORS®, we can see a clearly defined positive turning point for the market. Year to date, 1,972 single family homes have closed. In 2009, 356 fewer homes were closed at this time. And in 2008, 51 fewer homes were closed compared to 2010. Looking at the historical trending data, the growth in closed home sales is clearly on the incline and already surpassing the market from two years ago.

Pending sales are also up from 2008, where 1,946 homes were in escrow in August. In 2010, 2,223 home sales are currently pending. With consumer interest returning to the Hawaii real estate market, home prices will begin to recover. As such, now continues to be the best time to invest.

Despite economic and political uncertainty, it’s evident that potential home buyers are savvy to an impending economic recovery. Taking advantage of reduced listing prices for luxury Hawaii homes and condominiums, buyers are getting in now to reap the financial benefits of the apparent market recovery. Real estate has always been a strong indicator of economic stability. With many markets around the country reporting improving conditions and promising potential, take the time to consider your investment interests.

Fun Sofa for Kids and Beautiful Chair for Adults

This Fun Sofa for Kids interesting furniture item is called Mussel Chair and was designed by Hanne Kortegaard with a multiple functionality. As it name suggests, it can serve as a comfortable chair for adults. But in the same time, kids can make the most of it by using it as a small bed, a sofa and even a miniature playground. Mussel Chair comes with a comfortably shaped pillow that can be a really handy item to have around, when watching TV on the floor or when needing a feet rest. We like to think of this product as one that can intermediate parents-children relationships, as this could be a fun “gathering place” for a child and one of his parents carrying an emotional value for both of them. On top of all this, its design is impeccable and makes it ideal for a modern interior with a personality design

Tattered Butterfly Design Before & After

I think I have the cutest helper ever.  My son loves to help out!

I love this hutch.  I found this in Oregon about 15 years ago.  I've had it in my home for that long.  The lady I bought from said she remembers it in her grandma's home when she was a young child.  It's probably at least 60+ years old.  I love that it has a ton of storage.  It also has 2 pieces which makes it a lot easier to move.

The hutch was in great condition.  I wish we always find pieces in this kind of condition.  I started out sanding down the top of the buffet.  It had a lot of scratches on the top.  My son and I were able to sand out most of the dings.  It was his first time using an electric sander.  His smile reveals all!

Then a solid layer of black paint.  Then two layers of creamy white.  Big black ceramic knobs.  Light distressing to show a hint of black.  This hutch didn't have a back when we got it but I decided to add a back and used artisan paper for a vintage modern touch.

I think it turn out great!  It has vintage modern style.  If your interested it is my store Tattered Butterfly Design in Orem, UT for  $499.00.

Small House Apartment with Aesthetic Interior

Very Small House Apartment with Aesthetic Interior .“This 55 sq.m. apartment with aesthetic interior belongs highlight main interests of the owner: music, food and meeting with friends. Because of size the living space of apartment was combined so living room, kitchen and dining room are one place now. Interior colors is warm and natural besides small red highlights of speakers, wall art and bean bag comfy chair. The bathroom has a slightly move to more cool and modern design but that doesn’t break the mood. The most of furniture and accessories around the apartment are made in Italy. The apartment design created an illusion of a large apartment. The walls positions was changed in order to do that but who cares when the result is so good?”Small House Apartment with Aesthetic Interior
